    Many people believe it is better to wait until summer to list your home for sale. But this is a myth! Taking advantage of this common misconception can help home-sellers sell their home faster and for more money. 
    Some homebuyers do stop looking for homes in the winter. For markets in areas with cold winter conditions, many homebuyers don’t want to venture out when driving conditions are unsafe or uncomfortable. This is not an issue in our beautiful market of San Diego and Southern California. Some homebuyers don’t want to move their children’s school in the middle of the school-year. However, those who need a home during the winter season are the most serious. These buyers are often looking to move not because they want to, but because they need to. This gives the seller the advantage. 
    Homebuyers may be motivated by a job change or a family change, such as a new baby, and are looking to move quickly and may be willing to pay top dollar to make the move. Another reason buyers may be looking to move quickly is an anticipated increase in mortgage rates. Rates are currently at a historic all time low. Buyers who are looking to take advantage of these rates may be willing to agree to paying a higher home price while anticipating their monthly mortgage rates will be at lower interest rates. 
    For these buyers, there are less homes available on the market during the winter months. With less listings available, there is less competition which makes it the ideal time to be a seller. Last year, the number of homes available for sale in January was 1,880,000. That number spiked to 2,350,000 by July​.
    If you are looking to sell this year, waiting until the spring to list your home means you are putting your house on the market at a time you will have the greatest competition for your buyer. It may make sense to beat that rush of housing inventory to the market and list your home today.​
